Negotiations and auctions

Buyer’s agents are licensed to negotiate with real estate agents and to bid at auction on your behalf, or they can guide you through the process.

You may think you know what you’re doing, but a buyer’s agent makes offers and purchases properties day in and day out. Having one act on your behalf during this stressful time will help you to avoid the common trap of letting emotions push the price above your budget.

In a private treaty sale I do all the negotiations with the real estate agent or the vendor on my client’s behalf. The client need deal only with me while I deal with everyone else.

Experienced real estate agents are professional negotiators, trained to extract every last dollar from unsuspecting buyers. I know all the tricks of the trade and can negotiate strongly in order to get the lowest possible price and most favourable terms for my client.

At auction, employing a pro gives you an edge over other buyers while ensuring you don’t get into hot water — we know when to hold ‘em and when to fold ‘em!

I’m with my clients the whole way. They can attend the auction but I’m the one doing the bidding. It takes the guesswork, the scariness and unpleasant surprises out of the equation.

I have a success rate at auctions of about 95 per cent because I enter the process with a highly accurate appraisal of the true market value of property — I know what it should go for. I educate every client on that, making sure the property they’re hoping to buy aligns with their budget and I never bid on a property I think is going to sell for more than my client’s budget will permit.
